As a new owner of an existing home, it is helpful if you are handed the keys along with a list of helpful answers to make the move in and transition seamless and comfortable. To ensure this is the case, try asking the seller the following questions before moving in:

What day is the trash collected? Is there a program for recyclables? For families with young children – where is the school bus stop? Can you recommend companies for lawn/yard care, snow removal, pool cleaning, etc. Have you worked with any contractors in the past who are already familiar with the home, such as a plumber, technician, appliance repairman, electrician, etc.? What are the names and brands of the paint colors in the house? Are there any light switches that operate something unexpected, e.g. a fireplace or ceiling fan, etc.? Are any of the appliances still under warranty? If so, for how long and is any of the warranty information available? How does the sprinkler system work? Is the home already wired for a home theater system, computer network, etc.? Is there a recommended babysitter in the area? Where are the best locations for dry cleaning, bakery, auto mechanics, etc.?

It is not always possible to have the seller answer any questions before you move in but it never hurts to ask. Sometimes, simply sending a list of questions through your real estate agent during the closing process is the best way to get answers to any questions while you are still in touch with the seller.
